The Properties cannot be used for any reason other than 'normal' holiday use without prior permission, to include:
If the properties are used for non holiday use with given permission there is a compulsory cleaning fee:
Tenants are liable for any damage to the property, fixtures and fittings, and should notify the owners if any damage/breakages occur.
The owners reserve the right to repossess the property without compensation should any person other than those specified on the booking form occupy the property during the holiday period unless agreed by the owners.
The owners shall not be liable to the tenants or other for any accident, damage injury or loss of personal belongings which occurs during the said occupation.
In this case Lower Withial Farm reserves the right to cancel or turn away bookings which are found to be breaching this agreement. In additions to this we have the right to refuse and cancel bookings already taken whereby we believe that the use will not be a 'normal' booking.
If Lower withial farm is used as an agreed venue there is a 10% surrcharge on each of the accommodation.
Tenants are liable for any damage to the property, fixtures and fitting. Credit card details are held as a holding deposit during your stay.
If for any reason the property becomes unavailable the owner will reimburse the renant any monies paid.
Dogs are not permitted in Pennard Barn, Parbrook Barn, Lottisham Barn, The Farm House or The Lodge.
One dog is permitted in Bradley Barn only at the cost of £30.
Dogs must be booked in and agreed prior to your arrival.
To avoid misunderstandings with our guests we would remind you that a reservation constitures a legal contract. In the event of a cancellation, both parties should endeavour to re-let the accommodation. Should neither party succeed, then the person making the reservation is legally liable to pay the balance payment for that accommdation and will loose their deposit. If the property or accommodation is re-let at the same price or better then the guest will be able to receive a refund of their deposit less £25.00 administration fee. In this instance the outstanding accommodation balance will also not be due.
If you have to cancel your booking, you will lose your deposit and be obliged to pay the balance unless the property is re-let. In the event of the party leader refusing to pay the balance due Lower Withial Farm reserves the right to take the balance payment from the card details already provided for the deposit payment.
A cooling off period commencing once the deposit payment receipt has been sent form us to you to allow you to amend your booking of 48 hours (if your booking is within 6 weeks of your booking date) 7 days (if over 6 weeks until your start date) will apply to ensure you have understood these booking terms and have read them thoroughly.
Please ensure that you have appropriate travel insurance to cover the aboabe liability. Lower Withial Farm cannot be held liable FOR ANY REASON if you do not.
