Introduction

Lower Withial Farm Holiday Cottages are a single story blue lias L-shape barn, converted into four well equipped light and airy combining luxury with traditional rustic charm two bedroom cottages. The Farm House is a detached blue lias stone 19 and 18 century farm house. It lies in a quiet rural spot within the hamlet of Withial near the village of East Pennard. As you reach the entrance your will see our sign next to a wooden gate. As you come through you will cross over a cattle grid and then down a long farm track taking in the far reaching view across the Vale of Avalon. Lower Withial Farm is no longer a working farm but it does have a few animals which we keep. Buster our dog, chickens, ducks on the duck pond, 2 pigs, four sheep and Rambo the ram. There is also plenty of wildlife, deer, foxes, badgers, and pheasants are regular visitors-and at the right time of the year, the amazing natural phenomena of mass starling roosts can be seen.

Pre-Arrival

  • You can book through our booking system or by e-mail at enquiries@lowerwithialfarmcottages.co.uk. Phone or by post.

  • Payment can be made by credit/debit cards, cheques or bank transfer.

  • Should you require a Tesco, Sainsbury, Asda, or Waitrose food delivery or for a satellite navigations system, the postcode is BA4 6UE.

  • Nearest train station (castle Cary) is 5.5 miles/12mins. Lower Withial Farm is best accessed by private car.

  • The nearest town with a super market is 6 miles. Glastonbury or Shepton Mallet.

  • Nearest pub is 1.5miles (no street lights)

  • The cottages are all electric with under floor heating which guests can control. The hot water is constantly on.

  • The cottages are strictly non-smoking.

  • There are mains smoke detectors and a fire procedure in place.

Arrivals and Car Parking Facilities

  • Please be advised that arrival time is strictly 3pm onwards. If you are going to be after 6pm please ring 01749 860719 or 07774254568.

  • Keys are to be collected at the office at Lower Withial Farm.

  • Access to Lower Withial Farm is from a country road over a cattle grid down a 300 metre farm track.

  • The car park is located at the bottom of the track and is of gravel. On the right hand side is the back of the cottages and parking for about 10 cars and on the left for the Farm House is about 7 cars.

  • To collect the key walk through the wooden gate which is between the farm house and the cottages along the side of the wall and the cottages gardens and you will see a wooden building with a wooden door with a sign Office.

  • Someone will give you the key and show you around.

  • There is a trolley to use for your luggage, to take your luggage to the cottages from the car park.

  • The access to the cottages is a mixture of gravel paths and crazy paving. Edged with trellis shrubs and flower beds.

  • Each cottage has its own pathway, patio garden furniture and gardens which are divided up by trellis shrubs and flower beds.

  • We have an information folder and plenty of leaflets on local attractions.

Pennard Barn

  • Pennard Barn is the nearest to the car park and next to the farm house.

  • You access from the gravelled car park through the wooden gate to the crazy paved path, next to the gate which runs in front of the cottages to the French doors hinged to open inwards to the right with key hole at 98cm.

  • Door threshold of 68cm.

  • The main entrance door opens into the kitchen where there is level access to the bedrooms and bathroom, and a ramp access to the sitting room.

  • There is a table with 6 chairs in the middle of the room and a side board to the side. All light switches and sockets are at 105cm.

  • There is oak wooden flooring right the way through with under floor heating and rugs.

  • There is Karndean flooring in the bathroom with under floor heating.

  • Smoke alarms are fitted in all bedrooms, kitchens, sitting room and hall ways.

  • Leading from the kitchen down a wooden ramp to the vaulted ceiling sitting room.

  • There is a double sofa which is also a sofa bed, 3 seated sofa, a single chair with a foot stool, small side board, large coffee table digital TV (freeview) and DVD player. All are provided with remote controls.

  • French doors open out to the garden.

  • In the kitchen there are worktop, sink with mixer taps, and 4ring electric hob all at 90cm height.

  • Oven is under the hob and the door drops down, height of lowest shelf 40cm.

  • Fridge/freezer, height of the lowest shelf of fridge is 115cm.

  • Dishwasher is under the work top.

  • Micro-wave is on the work top.

  • Leading from the kitchen through the hall to the double bedroom.

  • Door opens inwards width 81cm.

  • Standard double bed - 4ft 6" wide.

  • Bed height 52cm from floor to top of the mattress.

  • Non feather duvet and pillow (4) provided.

  • Bedside cabin ate with side lights. Also central light switch control by the bed.

  • All sockets and light switches are at 105cm from the floor.

  • Largest transfer space available to the side of the bed is 115 x 265cm.

  • Triple wardrobe and five draw chest with a mirror and a full length mirror.

  • The twin room is next to the double bedroom.

  • Door with is 83cm.

  • 2 single standard beds.

  • Non feather duvets and pillow (2per bed) provided.

  • Bed height 52cm from floor to top of mattress.

  • Bedside cabinet between the beds.

  • Beds are not moveable.

  • Wardrobe and draws plus a five draws chest of draws with a mirror.

  • The bathroom is at the end of the hall on the ground floor.

  • Door opens outwards.

  • Bath with flexible shower over.

  • Bath to rim height 52cm.

  • Toilet seat height 40cm

  • Floor is laminated with under floor heating.

  • Door lock is a twist lock on the inside

  • Heated towel rail.

  • Space under washbasin is occupied by pedestal.

  • The garden is at the front of the cottage which the French doors from the kitchen and sitting room lead out to.

  • It is surrounded by large shrubs and trellis to make it private where you can sit out and enjoy the sun on the wooden garden furniture.

  • The extensive grounds are a mixture of mowed grass and natural landscape and fields to explore with a duck pond, access is uneven in some places

Bradley Barn

  • Bradley Barn is next to Pennard Barn.

  • You access from the gravelled car park through the wooden gate pass the side of the garden of Pennard Barn turn right along the gravelled path which is lined with shrubs bedding plants and trellis to the French doors hinged to open outwards to the right with key hole at 101cm.

  • Door threshold of 62cm.

  • The main entrance door opens into the kitchen.

  • There is oak wooden flooring right the way through with under floor heating and rugs.

  • There is Karndean flooring in the bathroom with under floor heating.

  • Smoke alarms are fitted in all bedrooms, kitchens, sitting room and hall ways.

  • Leading from the kitchen through a door with 81 cm leads to the living room/dining room.

  • There are two sofas one is a double sofa bed also there is a single chair, coffee table digital TV (freeview) and DVD player. All are provided with remote controls.

  • There is a dining table with 6 chairs.

  • French doors open out onto a decked patio area with garden furniture.

  • The decked area leads out onto a mowed grassed area.

  • In the kitchen there are worktop, sink with mixer taps and 4 ring electric hob all at 91cm height.

  • Oven is under the hob and the door drops down, height of lowest shelf 41cm.

  • Fridge/freezer, height of the lowest shelf of fridge is 113cm

  • Dishwasher is under the work top.

  • Micro-wave is on the work top.

  • Leading from the kitchen through the door to a small hall to the double bedroom.

  • Door opens inwards 81cm width.

  • Standard double bed- 4ft 6 wide.

  • Bed height 52cm from floor to top of the mattress.

  • Bedside cabin ate with side lights. Also central light switch control by the bed.

Parbrook Barn

  • Parbrook Barn is next to Bradley Barn.

  • You access from the gravelled car park through the wooden gate pass the side of the garden of Pennard Barn turn right along the gravelled path which is lined with shrubs bedding plants towards the French doors hinged to open inwards to the right with key hole at 91cm.

  • Door threshold of 83cm.

  • The main entrance door opens into the open plan kitchen/living area. There are two steps up to the bedrooms and bathroom.

  • There is oak wooden flooring right the way through with under floor heating and rugs.

  • There is Kardean flooring in the bathroom with under floor heating.

  • Smoke alarms are fitted in all bedrooms, kitchens, sitting room and hall ways.

  • There are two sofas one is a double sofa bed, coffee table digital TV (freeview) and DVD player. All are provided with remote controls.

  • There is a dining table with 6 chairs.

  • French doors open out onto the garden from the open plan kitchen/living room area with garden furniture and a hot tub.

  • In the kitchen there are worktop, sink with mixer taps, and 4ring electric hob all at 91cm height.

  • Oven is under the hob and the door drops down, height of lowest shelf 40cm.

  • Lottisham Barn is the last one next to Parbrook Barn.

  • Lottisham Barn is the farthest away from the car park.

  • You access from the gravelled car park through the wooden gate pass the side of the garden of Pennard Barn turn right along the gravelled path which is lined with shrubs bedding plants towards the French doors hinged to open inwards to the right with key hole at 91cm).

  • Door threshold of 83cm.

  • The main entrance door opens into the open plan kitchen/living area. It is all on one level.

  • There is oak wooden flooring right the way through with under floor heating and rugs.

  • There is Kardean flooring in the bathroom with under floor heating.

  • Smoke alarms are fitted in all bedrooms, kitchens, sitting room and hall ways.

  • There are two sofas in the living area one is a double sofa bed, coffee table digital TV (freeview) and DVD player. All are provided with remote controls.

  • There is a dining table with 6 chairs.

  • French doors open out onto a large decked patio from the open plan kitchen/living room area with garden furniture and a hot tub.

  • In the kitchen there are worktop, sink with mixer taps, and 4ring electric hob all at height 91cm.

The Laundry/Games Room

  • There is a laundry room which is across the gravelled (what was the farm yard) yard.

  • There are two accesses to the Laundry room; one is through a door which has a step height 17cm and threshold 30cm height 54cm width door hinged on the left of the key. The second access is up a concrete ramp through a wood door hinge on the left of the key opening inwards with a threshold height of 13cm.

  • Two washing machines and one tumble dryer.

  • Toilet with a shower. The door opens inwards width 75cm. Shower has a step up height 19cm and flexible hose.

  • Ironing board and iron.

  • The games room can be access from the laundry room or up a concrete ramp through a wooden door threshold of 13cm hinges on the left of the key opening inwards.

  • The games room has table tennis, pool table, darts, PlayStation and a Wii.

  • There is a small library of DVD magazines and books.

  • Local attraction leaflets are provided from here.
